An excellent opportunity has arisen for an experienced Valuer/Assistant Branch Manager to join my clients Independent Sales & Lettings Agency in Newcastle Upon Tyne.
My client is seeking an experienced Branch Manager within Property Sales who has managed a team, driven business and has a proven track record within the industry.
Key duties within this position will include:
* Preparation for valuations-including Comparable reports.
* Carrying out valuations and reporting to clients in writing within 24-48 hours.
* Following up valuations, ensuring effective system in place and clients chased regularly for instructions.
* Instruct EPCs taking payment and sending copy receipt to PMO. Ensure EPC is commissioned before marketing and copy on file within 7-28 days.
* Instruct CP12s and Inventories at set prices via Property Management office if lettings instruction.
* Report to Manager with valuation/listing figures weekly.
* Listing on Dez Rez, copying details to all colleagues and discussing in morning meeting.
* Preparing file of marketed properties, ensuring checklist completed & all legislation adhered to.
* Dealing with telephone and walk in enquiries.
* To negotiate with potential purchasers and vendors, landlords and tenants ensuring that clients interests are your primary concern.
* Provide an exceptional level of customer care to buyers and sellers.
* Integrating into a team environment and provide support to your colleagues and Manager.
* To introduce clients to our Mortgage consultant.
* To recommend and sell conveyancing services.
* To ensure that service standards as set out by the company are met.
* Carrying out accompanied viewings where necessary.
* Sales progression- assist negotiators where necessary, ensuring that all parties are kept fully up to date at all times.
* Achieving sales targets as agreed with the Manager.
* To be familiar with all systems, procedures and legislation.
* Deadfiling and Administration-To include all letters resulting from; Offers, sales agreed and withdrawn properties etc as per legislation.
* To ensure all Vendors have regular updates whether property is fully available or SSTC.
* To assist negotiators to carry out checks on corporate properties and update visitor log, providing photographs for client each month and keep repossession log on system fully updated.
* Prepare invoices and send copy to Manager and Accountants.
* Agree Sales and send all paperwork, memorandum of sales, letters and particulars, to all parties.
* Book in Valuations, filling in appropriate valuation form.
* Assist Branch Manager in overseeing, motivating and coaching the team.
My client is seeking a confident, strong and experienced Valuer/Assistant Branch Manager who is looking to continue a long-term career within the industry.
To be considered for this position, you must have a full, clean driving licence and own vehicle.
The Salary for this position will be £19-£22k Basic with OTE of up to £30k
Price / Salary: £19000 - £30000/annum
