BACK ON THE market having been let down by two Purchasers in 2017.

Please – only serious enquiries only – no agents, not for rent, just someone who when they say is a cash buyer IS a cash buyer and has the funds to prove it, or no to someone who tells us they have a buyer and then weeks later, admit they don’t have a buyer for their own property.

The property was valued at £570,000 and marketed in April 2017, and buyer found in June. We agreed a price of £550,000 -and weeks later found out that they had no buyer themselves at that time but we agreed that we would hold on a few more weeks to see if they could get a buyer (to date – they still haven’t). So back on the market in September and in October got another buyer – told this was a cash buyer and could definitely exchange contracts before Christmas, so we agreed at a lower price than we wanted, purely because they were in a good position to go ahead immediately. Sadly, we now find out that they are still trying to get finances together and are not cash buyers, and although they still want the house (as far as we are aware, although no communication to the agents for a month now), we can’t wait any longer to see if they come up with the money or not

So, having been disappointed, and wasted so much time and money on the above, we’re putting it back on the market as of now.

We’re situated on the outskirts of Soham (near Ely, Cambridgeshire). We’re only a few miles from Ely and 9 miles to Newmarket (Suffolk). Great location in a quiet part of the town with few neighbours, but close enough for company if you want it.

Soham has a great reputation for schools, has medical centre, two small supermarkets, take-aways, banks, etc. For horse people, we’re close to both Isleham and Little Downham Horse Trials, and Palace House Stables in Newmarket offers lessons with top show, dressage and show jumpers. Top equine veterinary hospitals within 10 minutes drive too. There is also a fishing lake about a mile from the property, and further fishing lakes within a couple of miles.

If you’re not into horses, the property can of course be used for any other businesses (with change of use from the Council). We have run it both as a livery yard and stud (business rates at present are zero) and still have permission to be run as this. Prior to this, it has been used as a transport yard and before that a gardening centre, so plenty of opportunity to do whatever business you would want. This property offers a great investment opportunity or as a project.

The property is 3-4 bedrooms and is deceptively spacious. Needs modernising now but can be moved into immediately. The only thing that definitely needs to be done is some of the windows and sills need replacing. There is also no central heating to the main reception rooms – all other rooms (bedrooms and bathroom) do have gas central heating, so this is something you may want to install, although we have lived here for 23 years and the open fire in the lounge has been fine for us.

There is a large L shaped lounge/diner through to open plan kitchen and small pantry. Back rear lobby has toilet (ideal when working out in the yard), and sink/boiler in the utility room. There is also a second reception room, plus a third room (same size) presently used as a bedroom. The downstairs bathroom comprises bath, toilet, shower and sink unit.

Upstairs there are 2 large double bedrooms (with fitted wardrobes) and a single smaller bedroom. There would be room to install en-suite in bedroom or change smaller bedroom to upstairs bathroom.

Outside there is a big U shaped drive, where 12 cars can easily be parked. Front, back and rear garden area with fruit trees.

Enclosed secure yard has 16 stables (a few in need of TLC) with two water taps. Stables range in size from a few pony sized stables to very large foaling boxes. There is light and heat lamps to stables although electricity needs to be reconnected as some stables were renovated nearly 2 years ago and electrics weren’t finished (i.e. need outdoor switches and conduits put on – Vendor has these), once this is done and some bulbs replaced, then it should just be a case of switching the electric back on in the yard, which operates heating and lighting in the stables, plus yard floodlight and Monarch 5 Horse Walker which is included in the Selling Price. There is also a tack and feed room, plus a very large wooden building used for drying rugs, wood storage, etc. There are also two wendy houses which housed our dogs when outside (one in enclosed fencing).

The yard has two sets of gates – opening through to the 7.5 acres approx. of paddocks. 5 paddocks – all post and railed fencing and whole property is surrounded by blackberry bushes, so secure for your dogs to be loose in the paddocks. There is a large barn which has four stables in it, plus space for either turnout in winter, or has housed HGV lorry and now is used to store hay and straw.

There is a small menege – but would need new surface now as has been used recently for turnout. There is a loading ramp and muck pit.

There is a covenant on the land which means only agricultural buildings can be put on the land, i.e. no residential houses. If you wanted to extend the house though, with the usual council planning permissions, this shouldn’t present any problems – plenty of room to extend in any direction.

We have lived here for 23 years so as you can see, has been a happy home for us but health and finance problems means we must downsize now so in view of recent let-downs with Purchasers, we’re prepared to drop even further in price if we can get a private buyer now. Because of the time delays and the fact we need to move as soon as possible for health reasons, we are now marketing at £530,000 or very close to that figure.
